Certificate In Real Estate Finance

This certificate program will provide a thorough overview of real estate markets, their functionalities, global investment initiatives targeting real estate advancement as well as the public policy dimensions associated with real estate issues. The first two courses of the certificate can be taken concurrently. Each course spans seven weeks. At the conclusion of the certificate, participants will be tasked to construct a comprehensive sovereign analysis from a pre-approved capstone list.

plus Real Estate Financial Analysis



Real estate and financial assets share several common characteristics - their value is determined by the cash flows they generate, the uncertainty associated with these cash flows in addition to realized growth rates. Participants will learn how to employ and analyze capitalization techniques, including yield capitalization and discounted cash flow analysis (DCF); Commercial lease provisions as well as the effects of leverage on investment returns will be notably addressed. Lastly, the commercial property market and its various product segments will be reviewed together with the techniques used to value and finance investments.

plus Private Equity Financial Analysis



This specifically-focused course is dedicated to the study of real estate equity markets and securities, both public and private. Partakers will evaluate how real estate fits within a diversified investor’s portfolio and the various alternatives an institutional investor possesses to invest in commercial real estate opportunities around the world. Students will also analyze alternative ways to invest in private equity in the real estate sector via commingled real estate funds and limited partnership structures. Nuanced discussion of Real Estate Investment Trusts (REITs), including their origin, corporate governance, and valuation will be evident.

plus Real Estate Financial Modeling



This course is designed to develop technical knowledge on modeling investment opportunities in commercial asset classes in the office, multifamily, retail, and hospitality sector. Participants will be systemically exposed to traditional & non-traditional sources of capital, available tax credit regimes, in addition to the plethora of valuation techniques employed by investors, hedge funds manager, and other structured finance professionals.

plus Analyzing a Real Estate Transaction



Participants in this course will work in collaborative teams and construct a robust real estate financial model from a specific asset class (i.e., office, multifamily, retail, hospitality) and author a descriptive investment memorandum. This end-product can then be used strategically as reference material or as a methodologically-refined professional work sample during a future interview process.
